Kevin and team did an outstanding job with our new gas unit. He came in, gave his objective opinion of what could and could not be done with our 65 year old oil furnace (that had just died) and provided several gas unit & financing options. I can not say enough about what a great group of people work at Comfort Central! Most importantly, they got our new gas unit up and running on schedule, with an urgency I have not seen before and on budget right before a major freeze hit Brevard! Kevin also came back out to trouble shoot one of the rooms that was not heating correctly and fixed the issue in a matter of minutes. Found blower motor has failed and must be replaced will return with replacement motor on 5/26
Bug got into the contactor in the outdoor unit and burned it out. Replaced contactor and checked operation. Okay now.
Filter still looks good coming up on 1 year this fall will check it again then. Performed 2 ultimate cooling tune ups on heat pump systems checking electrical, refrigerant balance, cleaning of indoor and outdoor coils and flushing and treating of drain lines.
Adjusted the TXV and balance the refrigerant to manufacture specs don’t see any issues. Sh 9 degrees sc 9 degrees. Delta t is 20

Delta T of 19. Informed homeowner they will need to buy a new filter. Blower is clear of debris. No signs of over-amping indoor or outdoor. Treated coils with cleaner and auto sprayer. Pressures good. Line temp good. Capacitor good. R22 system but still functioning normally.
Delta T of 22 on Bosch unit. Filter changed. Treated coils with coil cleaner. Checked pressures, temps, amps, and coils. Delta T of 18 on mini split unit. Filters already clean on arrival. Blower sounds smooth, no clogs or dirt. Treated outdoor unit with coil cleaner. Systems are functioning normally.
2 spring tuneups. Didnt find anything that could cause a high electric bill or reduce the life expectation of system systems are running well. Didn’t have to cap dryer gas line
Finish tuneup by cleaning coils check in delta t. Put thermostat into cool where did the time delay in the air conditioning came on. Not sure what happened yesterday. Could’ve been a communication issue that resolved itself.

Delta T of 19. Subcool of 5. Suction pressure 126. Filter still good for a few more months. Brushed out drain trap. Treated outdoor coil with green cleaner. Checked caps, amps, pressure, and temps. Tested dampers. System is functioning normally.
19 degree delta T. filter ok for another month. Treated coil with green cleaner. Line temps in/out have a 5-6 degree differential. Checked caps, temps, pressures, and amps. Tested dampers at control board. System is functioning normally.
Outdoor temp of 62. Delta of 18 degrees. Filter changed by homeowner. Subcool of 5 degrees. Suction pressure at 111, liquid 225. Checked amps, caps, pressures, and temps. Informed homeowner of off balance unit (pictures attached). System is functioning normally.
2 ac tuneups. Found second floor low on charge. Added refrigerant tested AC operation couldn’t find any other issues on both systems.
Performed 2 ultimate cooling tune ups under comfort club maintenance agreement. Everything looks and runs great! Filters should be good until fall for replacement.

Delta T of 21. Blower clean, filter changed, EVAP coil treated with green cleaner. Blower housing in AHU is rusty, but not off balance and moving air effeciently. No signs of over-amping. Brushed out drain trap. Put new spade connector on common wire to cap as old one fell apart when checking the capacitor.
19.7 degree delta. Filters changed. Treated indoor and outdoor coils with green coil cleaner. Subcool of 12. Capacitor is good. 100 suction side, 200 liquid. Indoor temp of 65. Outdoor temp of 65. Checked auxiliary pan for water. No signs of growth or damage on EVAP coil. Blower is clear of clogs and debris. System is functioning normally.
Delta T of 21 degrees. Filter clean. Coil clean. Treated condenser coil with green cleaner. Checked cap (34.2 on a 35 mfd cap). Voltage safely staying around 242 on the outdoor unit. Blower is clean and dust/rust free. System is functioning normally.
20 degree delta T. Sprayed both indoor and outdoor coils with coil cleaner. Brushed out condensate trap. Blower and EVAP coil are clean. Drain pan clear of debris. Homeowner changes their own 1 inch filter. Capacitor rusty, but giving off solid readings. Debris in electrical cabinet of condenser from dead mice, not rust. System is functioning normally.
