Systems low on refrigerant performed a leak search found leak left side of coil on second floor powerhead. Also found leak on flares on the same powerhead.

Performed AC maintenance tune up service on heat pump system checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor coils and drains. Replaced customer provided filters. Everything looks and runs great!

Spring tuneup on mini split Delta t 21 Cleaned coils checked operation

Found second floor zone actuator gears to be broken not allowing the actuator to close the damper when the other zone calls. This caused overheating on the second floor. Replaced second floor zone damper actuator tested system no other issues found

Installed new mini split head upstairs. Tested system operation. System had a 30 degree temperature difference.

Delta T of 35. Checked coils, pans, traps, temps, amps, and pressures. Blew out drain trap. Filters will be changed soon. Sprayed outdoor coil with cleaner. Tested heat kit. Tested dampers. Checked voltage at disconnect outside. System is functioning normally.

Gas furnace straight ac unit inspection to check lifespan and efficiency of unit. Turned unit on upon arrival and found system condenser fan motor bearing loud - amperage of motor towards high end of manufacturer specifications but still in range and operable - bearing may fail in the near future. Found system low on r22 refrigerant causing system not to cool efficiently - estimate system missing about half of its 6.5 lbs charge meaning would need about 3 lbs of refrigerant to bring in line with manufacturer specifications. This is indicative of a refrigerant leak. R-22 refrigerant was phased out by the EPA in 2016. Furnace heat exchanger beginning to rust out. Furnace burners rusted and beginning to degrade. Whole system installed in 2005 and approaching the end of its serviceable life. Recommend replacement of furnace and ac system.
