System has a 26 degree temperature difference Indoor blower is pulling 1.3 amps Outdoor compressor at full capacity is pulling 7.2 amps Outdoor fan motor at full capacity is pulling 1.3 amps cleaned coils, brushed and cleaned traps, added pan treatment tablets to pan. tested and checked all controls, wiring connections. tested temperatures, checked filters. checked refrigerant temperature and pressures, tested static duct pressure. tested blower operation, tested cooling operation to ensure working within manufacturer specifications System is excellent working condition.
Performed AC maintenance tune up on heat pump system checking all electrical components, refrigerant balance, unit start up, operation,shutdown, cleaning of indoor and outdoor coils and treatment of drains.
System had almost no refrigerant. Found leak on equalizer tube of txv. Repaired leak. Pull vac to 500 microns add charge to manufacture specs. Tested ac operation no other issues found Replaced service caps as the old cap O-rings were bad. Clean coil on outdoor unit.
Performed spring maintenance on system. System is in excellent condition. Replaced filter on unit, cleaned indoor and outdoor coil. Cleared condensate drain.. System had a 22 degree temperature difference between return and supply. Indoor blower is pulling 2.9 amps. Outdoor compressor is pulling 5.6 amps Outdoor fan motor is pulling 1 amp.
Replaced filter and took measurements to create a custom door for filter cabinet for easier access. Provided quotes for replacement of filter door and also a replacement of the whole filter box. Whole filter box would seal better than just the door.
Performed AC cooling tune up on heat pump and straight AC tune up on both upstairs and downstairs systems. Will return 4/10/24 to finish the cleaning on indoor coils.

Spring tune up Cleaned both indoor and outdoor coil, tested system operation. Incoming voltage is 245.7 compressor is pulling 10.2 amps, condenser fan motor is pulling 1.3 amps. Super heat is 6 and sub cooling is 14. Indoor blower was pulling 2 amps. System had a 19 degree temperature difference.

Moved two thermostats and tested system operation.
Performed heating tune up on both upstairs and downstairs heat pump systems checking all electrical components, refrigerant balance, defrost, electric resistance heat, unit start up, operation at steady state, shut down of system. Cleaned and checked filters, drains, inspected both indoor and outdoor coils, lineset, ductwork. Everything operates normally at this time. No recommended changes.
Found rub out on system low pressure switch wire caused system to trip on low voltage short. Repaired connection and insulated around wire housing to prevent future rub out. Cycled unit to check operation. Everything runs normally at this time!
Replaced high pressure switch because it was internally grounded. Replaced defrost board because it was stuck in time delay. Replaced blower mother that seemed to have lost its programming After running for 20 minutes High fan speed static pressure is .4wc Delta t is 21 134/454 60degrees out for tenp
Added transfer grills to 2 rooms
Started system and heat pump. Didn’t hear that sound. Check defrost. Didn’t hear that sound. Let system run for a half hour. Checked amps was steady at 6 A. Pulled the compressor wires off to check the ground. Everything is open so nothing is grounded. Common to run is 1 ohm . Comment to start is 1.9 ohms. Start to run is 2.8 ohms. Calculation on winding seem to be perfect couldn't find any issues today, if it happens again give us a call and we will come back and look at it. The sound from the video isn't normal.
Preformed tune up on both systems Could not get emergency heat to work on mother in law suite. Found ecobee thermostat was wrong application for this system. Replaced with Honeywell wifi thermostat and tested system operation. System now works as it should. mother-in-law suite blower is pulling .54 amps Has a 24 degree temperature difference from heat pump. Outdoor fan motor is pulling .43 amps, compressor is pulling 5.6 amps. Heat strip is pulling 18.2 amps and has a temperature difference of 15. Main system blower is pulling .8 amps and has a 30 degree temperature difference on the heat pump. Compressor is pulling 4.5 amps and outdoor fan motor is pulling .7 amps. Electric heat is pulling 41 amps and has a 25 degree temperature difference. Both systems are in great shape and everything is working properly.
When we arrived system was powered off. Turned system back on and furnace instantly fired up even though the thermostat was not calling. Checked voltage at EIM and w2 was receiving 24 volts. Replaced EIM and tested system. System is now working properly. Went to reconnect gateway to thermostat, but gateway has no power. It's either a problem with the outlet or the gateway needs to be replaced.
Found dehumidifier working normally throwing an error code that stated inlet temperature is less than 60° and could cause system to freeze. This fault turns dehumidifier off until it can sample air that is higher than 60°. Took a look at thermostat to quote replacement for a WiFi thermostat. Currently system uses an edge thermostat that has a 2 wire run to it and an EIM (equipment interface module) in the crawlspace for the rest of its connections. Noted wires in wall and crawlspace looks like an 8 wire at eim (see attached photos) potential to add a splice to eim wire to air handler unit and dehumidifier and use wires behind thermostat for a conventional wifi thermostat. Will provide an estimate to swap thermostat.
Outdoor unit was running but not heating. Reversing valve appeared to be stuck half way. Left thermostat calling for heat and removed power at service disconnect. Waited 2 minutes and restored power. System started heating. After less than a minute went into a defrost cycle automatically. Outdoor temperature was 52° .
Found condensate line clogged causing system to go out on pressure switch as inducer motor could not breathe. Removed condensate clog and cycled system to check operation, everything looks and runs great at this time. System is a 90% condensing furnace in an attic, does make water during the winter so has the potential to freeze however all the drains appear to be insulated to lessen the probability of that happening.

Found blower motor, buzzing when starting and while running. Bearings are going bad and blow a motor. Replace blower motor tested operation. Everything looks good now.

Found outdoor txv and filter dryer plugged, not allowing refrigerant to get back to the compressor.also found a 20x25x1 filter inside of unit that was plugged. If a new filter is here when we return to fix the txv and filter dryer we will replace the filter. Office will be in contact with price and when the parts will be in. Until the system can be repaired emergency heat will be the only form of heat from the system.
