Found system thermostat subbase shorted causing system to not register 24v at thermostat - replaced thermostat with Honeywell WiFi and set up and checked operation of AC system. Recommend replacement of 20x25x4 filter. Filter can be found at just about any hardware store.

Basement R 22 system more than likely with its age got a leak big enough to get refrigerant to leak out. Main floor unit had some weird wiring situation. Had one yellow on the air conditioner and two commons one common only gave 16 V, which is what was hooked up to the outdoor unit. Contactor wouldn’t pull in. Change the comment from one wire to the other one gave me 28 V pulled in contactor. This equipment is very oldand should start thinking about replacement.

Checked house for elevated CO levels and checked crawlspace for elevated CO levels and did not discover any CO in the home at this time. It appears the only combustion appliance on the home is the generator and log fire place, which would be the only two options for CO to occur. Recommend replacing CO monitor in home.

Found system heat pump low on r-410a refrigerant by almost half its factory charge of 185 oz. Added 4lbs 8 oz r410a and cycled to check operation. Everything runs normally again. Found evidence of refrigerant leak at indoor evaporator coil in attic, including refrigerant oil, significant coil rust, and some minor damage to system evaporator coil as well as some ice from system freezing up due to low refrigerant. See attached photos for reference. To do a complete repair the system evaporator would have to be changed. Will follow up with an estimate to replace evaporator. If desire to move outdoor unit from current location, may recommend replacement of system at same time as current r-410a system is from 2006 and general life expectancy of a heat pump in this market is 10-15 years.

Found PVC condensate drain fitting to be cracked dripping into emergency drain pan. Remove the drain trap at as it is not needed because the coil is under positive pressure. This will reduce the likeliness of it freezing in the winter time if there’s water in the trap, which is probably what happened to the fitting.

Found system LEV for upstairs system had fallen off its seat - removed, cleaned, and resaddled system LEV and cycled to check operation. Cleaned other 2 LEVs on system as well for additional preventative care. Everything came back on and cycled normally again! 25°F temperature drop across downstairs units and 22°F temperature drop across upstairs unit. No other recommended changes at this time.

Found 410 a low on charge system is outdated as they’ve moved to new refrigerant so we didn’t do a leak check. We just added refrigerant to bring it up to proper charge. If it seems like the system isn’t cooling in the summer or high electric bills in the winter Then we’ll have to get an estimate on replacement.

Tested temperature difference between return and supply had a 21° delta T. Checked up work in crawlspace. Crossover is a little bit long could be shortened up. Blower speed for heating and cooling one speed higher. Tested temperature difference with only return and supply had a 19° temperature difference. If if when it gets hot, it seems like it’s still not working right you can give us a call and we’ll come back and double check but everything seems to be working well at this time.
