Performed heating maintenance tune up service on heat pump systems checking all electrical components, refrigerant balance unit start up, operation, defrost, shutdown. Checked pipe insulation around attic drain line. Found cork tape insulation started to degrade. Rewrapped drain line to check operation.

Found humidifier drain had clogged - blew out drain and cycled to check operation. Everything runs normally again. Recommended watching it over the next couple days to make sure leak is fixed.
Found system charge slightly off not allowing TXV to close causing system to not cool enough. Added 4 oz r410a out of 84 oz total charge on system. Cycled system checking operation - preemptively changed filter - customer provided and requested. Checked all fittings inside and outside for potential refrigerant leaks did not notice any evidence of refrigerant leak. Everything is operating normally again. Recommended to watch system over next couple days to track performance.
Found system operating normally, discovered other upstairs loft area also service by this unit had thermostat in auto position which may have been calling for heat at the same time that the art studio was calling for cooling causing zone control to get confused and not apply both settings at once it decided to do nothing. Recommend keeping both thermostats in the same mode setting.
When I arrived complaint was system was not coming on when art room zone was calling. Set thermostat to cool and 68. System came on and worked properly. Blower was pulling 2.4 amps Compressor was pulling 6.2 amps, and out outdoor fan was pulling 1.2 amps. My temperature difference between return and supply was 23. I did find that with the cooler temperatures outside the system was short cycling due to discharge air temperature reaching 40 degrees. This is caused by lack of heat load, and the art room being such a small zone. System would run for 7 minutes, the turn off for 2. The temperature in the art room did drop from 76 to 70 by the time I finished testing everything. If system does not come on again or struggles to reach temperature call us back out.
Found condenser fan motor has seized and will not spin attempted to force the motor to spin to no avail recommend replacement of condenser fan motor. Replaced condenser fan motor and cycled system to check operation. Everything runs normally again!
240v at heat pump. No LED lite on inverter board or control board. Indoor blower blows, but two lights flash after blower shuts off. The symbols were the lights are flashing look like timer and airflow.

Found system low on refrigerant maybe 8oz- 1 lb r-22 explained system refrigerant has been lost from system and is indicative of a leak in the refrigerant circuit. System still has enough capacity to cool at lower outdoor temperatures but as outdoor temperatures raise the system will begin to freeze up. Furnace is cycling off on high limit. This is an R 22 system in order to get to the coil. We wouldhave to cut a 2 inch pipe and the drain pipe to get the door off and possibly get to the coil. tested heat pump operation. No issues found there. I would start considering replacing your system as it is well over 20 years
Upstairs Bosch unit: delta T of 33F. Suction line temp 140F with an outdoor ambient of 62F. Indoor 63F. Heat kit working. Checked aux pan for water. Brushed out drain trap. Tested aux pan switch and SS2. System is functioning normally Downstairs Bosch: 10 ppm CO, 11% O2. Filter will need to be changed. Burners are clean. Inspected blower and inducer. Gas valve falls to 0 ppm on shutdown. Tested condensate pump. System set to 40 degree lockout for back up heat. System is functioning normally.
