Low voltage wiring touching in cabinet caused system G wire to be hot causing system fan to run constantly. Adjusted low voltage wiring positioning and taped wires with electrical tape ensured none of the wires could touch. Checked thermostat configurations. Everything runs normally again!

Found breaker trip to outdoor unit. Make sure all the wire lugs were tight. Found wires in lug on breaker inside breaker panel to be oh little loose was able to get one full turn on both on l1 and l2. Started equipment checked amp draw of compressor. Tested refrigerant charge. Check temperature difference 21° delta T.

Found drain pan full of water causing unit to shut off on float - removed water from drain pan and cycled to check operation. Everything came on normally again. Recommended adding bleach or detergent to system drain stand pipe to prevent drain from clogging in the future. Found system condensate pump had failed due to 115v condensate pump being wired to a 240v system - replaced condensate pump and added extension cord to condensate pump to allow it to run on 115v

Found service disconnect break to be bad. Replaced under warranty

Found system compressor not running on start up. Found system capacitor had failed - replaced capacitor and cycled system to check operation. Everything runs normally again!

Performed cooling tune up service on both AC systems checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor coils, treatment of drains. Found main floor system low on r410a refrigerant causing system to run long cycles. Recommend adding refrigerant to system to extend operable life. Added 2.5lbs r410a to system and cycled to check operation. Everything looks and runs great!

Returned 2/14 PM found system limiting out again in high fire - double checked gas pressure found .2" w.c. over where suggested adjustment was. Adjusted gas pressure down and cycled to check operation - ran in both low and high fire and cycled a complete cycle to check operation.

Found unit gas pressure set at 2.6" w.c. on low fire. Adjusted to 1.6" per manufacturer's specifications. Cycled to check operation in low and high fire, reduced high fire gas pressure as well to 3.5" w.c. per manufacturer's specifications. Everything operates normally at this time. No other recommended changes.

Found drain trap slow - blew out drain and cycled to check operation. Everything came on normally. Cut back condensate pump drain tubing so it's not sitting so deep in the elbow going outside to help prevent freezing.

Called phone knocked on door no answer. Waited 30 minutes. Will have to reschedule.

Re-lit pilot on gas water heater in clubhouse. Bled air out of gas pipe in storage area. Re-lit pilot light and started wall heater. This wall heater vents inside the storage area so I recommend you put a carbon monoxide detector in there. If the pilot light on the water heater goes out, he will need a plumber to take a look at it. If the pilot light on the wall mount natural gas heater goes out you may need to find a different company to work on that as we don’t work on those if parts have to be replaced

Replaced thermostat in smaller bedroom and tested operation. Tested operation. There are three zones in this house. One actuator is in the boiler room. The other two are under the master bedroom and the other bedroom that has the thermostat in it in the crawlspace . Ultimate Heating Tune-Up Gas Heat: serviced and inspected gas heating system checking Water flow checked pump oil pump clean burners checked combustion verified. All safeties are working. Couldn’t see any issues as far as water damage on the heat exchanger. Drain pressure tank as boiler pressure was almost 30 psi which is when the pressure relief valve opens. Pressure relief valve was connected to sewer drain. This is not supposed to be connected to anything so I made adjustment and cut it short so it’s per code. Carbon monoxide 81 ppm 8% oxygen stack temperature 460°

Updated thermostat with non programmable per customer request and cycled system to check operation.

Found unit capacitor had failed - repaired wiring and capacitor - cycled system to check operation

Found dead batteries in thermostat. Replaced batteries and checked operation. Okay now

Found condensate pump had failed - replaced condensate pump - primed new pump and tested pump - cycled system to check operation. Everything runs normally again!

Doing an AC maintenance tune-up with a repair. The blower capacitor tested low at 4.3μF out of 7.5μF. Replacing it now to prevent mid-season failure. Also cleaning the evaporator coil and inspecting the drain pan for microbial growth.
