Found capacitor to be bad. Found TXV not working properly super heat 50 sub cool 14. TXV must be replaced. Capacitor must be replaced. I ordered the TXV3 to 5 days for it to come in. The office will get back to you with a quote for replacing the TXV.

Found water in SS2 float switch. Removed water. Found drain trap to be blocked. Brushed drain trap to clear the blockage. Blew out drain line anded water to verify drainage. Checked temperature differential. No other issues found

Found Mitsubishi system off on a communication error - reset system from outdoor unit disconnect and cycled to check operation. Everything came back on and cycles normally again.

Found capacitor with no readings, which means that the wire is inside the capacitor have been separated. I usually find this type of situation when it gets real hot outside. Replaced capacitor put new filter in air handler started and tested system.

Found downstairs system capacitor bloated and failed causing system compressor not to run. Found main system capacitor out of range causing similar issues. Replaced both capacitors and cycled to check operation. Everything runs normally again!

Found system drain plugged and filter plugged - removed 16x20x1 filter from system - recommend replacement of filter. Removed clog from drain and drain pan - cycled to check operation.

Found system low on refrigerant added 1.5 lbs r410a and cycled to check operation - found system evaporator coil has a leak - recommend replacement of indoor coil - will follow up with quote to replace indoor coil. MSZGE12NA-8

Found W wire at thermostat was not connected at thermostat. Reconnected wire and tested system operation - electric heat comes on normally and heat pump working within manufacturer's specifications.

Condenser fan motor making squealing sounds. Capacitor is good drawing .8 A didn’t really find anything wrong with it. Checked fan blade by spinning it with no restriction check for any play in the post no play. Homeowner wants to go ahead and replace it is afraid that it will fail

No heat upstairs system, found upstairs air handler calling but outdoor unit not coming on - found system contactor not pulling in - found Y wire had slipped out of it's wire nut - repaired connection and cleaned / checked contactor contacts - cycled to check operation. Everything runs normally again!

Checked manifold gauge pressure to transducer on computer board. It was pretty close. With the system running low pressure was 65 psi so I figured there might be a leak somewhere. Found bolt on TXV to be leaking at the compression nuts. Try to tighten them still with leak. Open up the nuts and found that there was no gasket. Installed the gasket tightened up compression fittings. Pressurize the system 200 psi performed a tightness test. After a 10 minute hold I had zero leakage. Pull vacuum to 500 µm held five minutes. Redid the drain and the drain trap as the company that installed it used to running trap. Started up system added refrigerant. 8 1/2 pounds. 128/272. 10sh. 8sc. Delta T 22°.

Found system was running in low stage upon arrival - adjusted refrigerant balance 8 oz and found system delta rose from 7.6 to 18.5 added the full pound of refrigerant to system to account for length of lineset. As system ramped up to full speed home began to cool off.
