Venting for exhaust fan of bathroom and kitchen stove vent
System appeared to be maintaining 50 when set for 60 found unit freezing up - condensate over run the condensate pump - system off on float due to condensate pump not working and 30 amp breaker to indoor unit with no power - reset breaker - cycled unit to check operation - recommend replacement of defrost board and sensor and condensate pump. Returned 2/27 - found system low on refrigerant indicating a refrigerant leak. Recommended replacement of heat pump. Will follow up with estimate to replace system.
Replacement of defrost and ambient sensors - cycled system to check operation.
Found system off ds2 flashing on outdoor unit board - low pressure lock out - reset system to remove lockout - checked system refrigerant balance found system refrigerant balance within manufacturer's specifications. Don't believe system is acting abnormally at this time. Recommended to keep an eye on system over the next couple of days. Customer would like to be quoted on addition of steam humidifier for heat pump system and would like to be quoted for comfort club for both heat pump systems. Quote to install thermostat with remote wireless sensor for downstairs system.
Found 8" duct had fallen off supply air boot - checked for damage then reattached duct to boot and secured it. Proceeded to perform heating tune up services for both heat pump and furnace systems checking all electrical components, refrigerant balance, performed full combustion analysis, cleaned all furnace components including burners, flame sensor, traps, checked heat pump defrost cycle. Everything looks and runs great!
Replaced thermostat and set up wifi connection - cycled system to check operation. Everything came back on normally. Released thermostat to customer via risdeo pro. Should receive an email with instructions on how to gain access to the thermostat.

Found thermostat reading indoor temp 85 and set to 60 indoor temperature of home measured 50 - found thermostat batteries had died and internal relay on thermostat was warmed up by the 24v provided by indoor unit. Replaced batteries and cooled thermostat - cycled to check operation. Everything came back on normally and unit is cycling normally.
Found L1 wire had come loose from circuit breaker causing breaker to turn off on a thermal overload. Reconnected L1 wire and checked all electrical connections. Cycled in emergency heat to check operation. Everything runs normally again.
Found system off at breaker in basement - cycled system to check operation - checked in both emergency heat and regular cycle - removed 45 minute upstage timer for electric heat - adjusted electric heat lock out temp to 40. Everything comes on and runs normally.
Replaced 12 gauge wire to 10 gauge wire from breaker panel to outdoor unit replaced breaker. Check GFI outlet and start Mitsubishi. Everything turned on.
Performed heating tune up service on heat pump systems checking all electrical components, refrigerant balance, unit start up, operation, defrost, shutdown. Found Reme-LED UV bulbs are nearing end of their life cycle and should be replaced. Part number: PHIC-REME-LED Everything runs great!

Found indoor blower motor capacitor had failed (measured 0 mfd) causing outdoor unit to shut off on thermal lockout. Noted blower wheel motion on motor shaft was tight but motor and wheel still can spin freely. Replaced capacitor and cycled system to check operation. Blower motor amps 2.1 Temperature rise 20-35 Electric heat amps 40 Everything came back on and runs normally again!
Found inducer motor of downstairs furnace has failed and recommend replacement. Will return later this afternoon 1/22/26 to replace inducer motor
Found condensate pump running, but not pumping water. Impeller is bad. No charge on the diagnostic because Cameron just worked on this less than a month ago.
Found system electric heat not coming on - checked low voltage wiring and found loose connection at W wire. Repaired connection and cycled to check operation. Everything cycles normally again.
Found system cycling off on pressure due to fan not coming on - discovered no call for fan from thermostat. Powered R and G together and found fan does operate. Believe system thermostat is no longer supplying power to G on normal call for heat. Cycled system to check operation. Everything runs normally with G forced on. Recommend either replacing thermostat through Nest's warranty or replacement of thermostat. Replaced thermostat per customer request with Honeywell T6 wifi stat and cycled system to check operation. Everything runs normally again!

Found system off on float - removed clog from outdoor condensate line - pushed back a little to have a shorter exposure to outdoor temps and tried to tuck the condensate line into the insulation of the suction line. Short of running the condensate line to an indoor drain, recommendation would be to put a bucket under condensate drain at the pump on extended freezing days and monitoring the water coming out of the furnace to prevent the system from turning off on float switch. Everything else came back on normally at this time.
Ultimate Heating Tune-Up Gas Heat: serviced and inspected gas heating system checking air flow, temperature rise, electrical, gas pressure, safeties, controls and limits, heat exchanger and venting. cleaned and checked system components to manufacturer specifications and performed combustion inspection. Mounted wired and programmed supplied thermostat. Started and tested system on new thermostat. Repaired vent pipe at furnace as it wasn’t installed properly and was leaking. Gurgling sound is because whoever installed this equipment put a 3 to 2 reducer on the vent pipe in the horizontal position instead of vertical. I don’t think it’s going to cause much of an.
Found indoor control board intermittently not closing G circuit on call for heat. Recommended replacement of indoor control board. Returned 1/9/26 replaced indoor control board and cycled to check operation. Everything came on and cycled normally again. No additional recommended changes at this time.
Added buck transformer onto the Bosch heat pump voltage is now 228v
