Tripped float switch in emergency drain pan. Vacuumed water out. No water was in the drain trap. This could have caused the water to spill out of the drain pan causing the water to get in emergency drain pan. Ran the system for 20 minutes and air-conditioning. Looked under unit to see if I could see any water dripping couldn’t see anything dripping around on the insulation to see if it was wet on the ductwork. I didn’t find anything that was wet not 100% sure what caused the water to go into the emergency drain pan. This Bosch air handler has a two-piece evaporator coil Horizontal drain pan. It may be an issue of the water filling up the plastic part of the drain pan and getting under the metal part where the to connect if this is The issue we may have to adjust the unit so it’s pitched toward the front and toward the drain line to try to help the water drain faster. There is also a P-trap on the unit we would replace that also with a J trap so it holds more water.

Performed AC maintenance tune up on 3 AC systems checking all electrical, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor coils and treatment of drains. Will return to finish the cleaning of outdoor coils as sprayer had failed during today's tune up. Everything otherwise looks and runs great!

Found Samsung minisplit system has a sizeable leak at indoor coil indicated by electronic leak detector. Recommended replacement of evaporator coil. Not available at our local distributors so recommended calling installing company to see their availability and warranty coverage. If decide to go with a new system will apply today's diagnostic fee towards the cost of a new system. Please call to set up an estimate if new system is desired over a repair. Checked operation of dehumidifier in crawlspace. Cleaned dehumidifier filter and cycled to check operation. Dehumidifier operates normally and should have no issues maintaining the humidity in the home.

Performed cooling maintenance tune up on Mitsubishi and Lennox systems checking all electrical components, refrigerant balance, cleaning of indoor and outdoor coils, treatment of drain lines. Testing of start up, operation, shutdown of both units. Everything looks and runs great on the Mitsubishi the Lennox unit is down estimating about a 1/4 of its refrigerant charge causing system not to keep up with cooling demand. Upstairs heating thermostat is about 5 degrees off and the cooling thermostat upstairs is accurate within .5 of a degree. Recommend replacement of mercury bulb round thermostat with digital thermostat for accuracy. Lennox unit may be able to limp along during summer months but may struggle on high cooling demand days.

Found system board had fried and burned up wiring with it causing air handler fan relay to stick on. Replaced board and rewired system and cycled system to check operation. Everything runs normally again.

Found backflow preventer leaking water. The city is working on the waterlines in the neighborhood. Homeowner is going to put a cup under the backflow preventer. I turned the ball valve off to the feed of the system. If the bowl fills up with water, the backflow preventer has not reset and must be replaced. I am going to add an estimate for replacement of the pressure reducing valve backflow, preventer kit, just in case it needs to be replaced

Found system drainage tube not allowing pressure switch to open due to gunk caught in tubing. Treated all tubes and drains to prevent future build up. Cycled system in first and second stage to check operation. Everything looks and runs great!

Found system full of water adjusted water level and manual fill and reset counter. Adjusted pressure control to 2 psi, cycled boiler to check operation, everything looks and runs great!

I moved all the combustible stuff that you had on top of your gas water heater. Nothing flammable should be put on top of that as that’s the open exhaust pipe pulling in secondary air this will prevent a fire by keeping combustible stuff off the top of the gas water heater.

Found system was shorting out cutting power to the thermostat. Traced down the short to the contactor on the outdoor unit. Replaced the contactor and tested system operation. System is now operating properly.

Found boiler, not turning off. Checked low-voltage from thermostat which was calling for heat. When I inspected the thermostat, the screen was dead. I replaced the batteries tested boiler to make sure it cycles on and cycles off. No other issues found

Replaced blower motor and tested system operation. System is now working properly.

Error caused by pressure switch sticking causing unit to lock out and not operate. Cleaned pressure switch tubing and collector box termination. Reset and cycled system to check operation. Cycled multiple times, checked in both low and high fire on furnace making sure it cycles properly. Everything running normally at this time.

Performed heating maintenance tune up on gas furnace system

Found condensate pump, not pumping. Tested the GFI outlet. Everything look good there water on the floor from an overflow because the pump wasn’t pumping replaced pump. Replaced outdoor sensor tested pump, tested hot water and tested heat from boiler. The reason why he didn’t have hot water was because the pump is hooked up to the boiler and it has a safety switch that if it happens to fail it won’t flood your basement. Tested everything everything was working well if you have any more issues, give us a call.
