Started up system heard water inside the inducer. Found drain trap to be plugged on the smaller side brought it out to the Spicket rinsed it out found a big clump of algae. Started everything up no other issues.
Replaced heat strips started and tested
Replacement of kitchen/dining zone valve cartridge and purging of air Replaced cartridge tested operation blood air out from the loop. Tested the loop to verify water flow.
Replaced Taco pump that does the left side of the building. Bleed, radiators test system verify operation. Removed and clean burner tubes. Power purged air out of left side radiator loop. All radiators are getting hot. Made sure louvers on radiators were open. I’m not sure if the beds being so close to the radiators is gonna cause an issue as far as heating the room as it probably slows down the convection through the radiators.
Found in boiler room that there is a fan on a window blowing air out from the boiler room. This must never run while the boiler is in service. In fact, louvers on that should be remained open to give this boiler more oxygen for the fire as the louvers on the door seem kind of small for a 300,000 BTU boiler. Circulator pump making a lot of noise for the left side opposite side of the boiler room. We need to replace the pump. We also will have to go around to each room on that side or possibly the whole building and blade all radiators. Also found that convectors on baseboard radiators are very dirty and damaged. This will cause Not enough heat transference from the pipes to the air through convection. Would be a good idea to straighten out all fins on the radiator and get them clean. Also on top of the baseboard there is a louver that must remain open. That’s to get the convection through the radiator into the room. It’s best if radiators weren’t blocked in anyway. Boiler internal pump amperage is .76 and is rated for .76 amps. Cleaned filters on ERV and tested operation of ERV system. Treated ERV condensate drain. Everything runs normally at this time. Recommend cleaning of minisplit systems in spring. Talked with Kevin about addition of a whole home dehumidifier to system - will not be able to tap into the ERV but would be able to add one potentially in crawlspace and duct in a return and supply to help address moisture issues. Kevin gave a rough estimate of $4500 but said to call and schedule an estimate so he can give an exact price.

Did not identify any unusual noises at this time. Believe system running extended cycles due to low outdoor temperatures at night as refrigerant balance and unit electrical components are within manufacturer's specifications. Adjusted thermostat cycles per hour setting to help address long cycle issues. Everything runs great!
