Arrived to find open windings on heat pump compressor - warrantied replacement turbo 200 capacitor allowed time for windings to close and checked unit to check operation. Also found system hard start relay nonfunctional and should be replaced. Part on order will return 10/28 to replace part.

Found low voltage short on common wire burned up EIM on indoor unit and took thermostat with it. Replaced thermostat and rewired system and replaced outdoor blue common wire with black wire and cycled to check operation. Will return Tuesday afternoon with correct 3/2 thermostat to check second stage.

Found molex connector pin for High Limit switch has loosened causing the unit to kick out on high limit when the unit is calling for heat. Tightened the connector and connections to board, cycled unit several times to make sure that unit lights normally. Believe best fix would be to replace the furnace board as female plug connectors seem to be loosening from the board. Will follow up Monday morning with a quote and availability to replace furnace board.

Found system operating like it is low on refrigerant, system holds 5 lbs 6 oz total. Added 1 lb r410a and noted no change to system performance. System liquid pressure approached high pressure limit and suction pressure dropped indicating a restriction in the refrigerant circuit. Found system Thermostatic Expansion Valve (TXV) slowly closing and not reopening even with TXV bulb removed from coil. Believe system TXV is beginning to fail and may cause no cooling this summer. Recommend replacement of TXV, if available, or replacement of AC condenser and coil.

Found system capacitor had failed causing system to not blow cold air. Replaced capacitor and cycled to check operation. Everything came on normally. Performed system AC tune up service checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor units, treatment of drains.

Ultimate Cooling Tune-Up: cleaned coils, brushed and cleaned traps, added pan treatment tablets to pan. tested and checked all controls, wiring connections. tested temperatures, checked filters. checked refrigerant temperature and pressures, tested static duct pressure. tested blower operation, tested cooling operation to ensure working within manufacturer specifications

Checked over system for second opinion on whether system should be replaced. Found system R-22 AC low on refrigerant and should be replaced. Found indoor furnace heat exchanger beginning to rust.

Tub flooded bathroom water ran down 6 inch flex causing a big bow. Water didn’t make it into duckboard trunk line. Need to replace flex from boot to collar on the trunk line. When feeling around for any kind of water on the trunk line found a piece of duckboard that had blocked some of the airflow for the trunk line. Went ahead and removed it. Reconnected flex no other issues found

Found thermostat batteries backwards - corrected battery alignment - cycled system to check operation in low and high heat. Everything came on and cycles normally!

Found H5 error code - 5 time p2 lockout - on outdoor unit causing unit to lock out - reset lockout and cycled to check operation - found refrigerant balance within a normal range. Didn't find any other issues with system. May have triggered fault during a power outage. Recommended watching the unit for awhile to make sure system is operating within expectations.
