P4 error code indicates a float switch open - checked condensate drain and found line was clear - checked operation of condensate pump and found condensate pump functional at this time - checked auxiliary drain pan float switch and found it slightly up with no water in the pan - removed a hair from the float switch and switch ended up disengaging normally. Reset outdoor unit and indoor unit and cycled system to check operation - everything runs normally again!

Found outdoor unit out on 16 error code indicating a communication error between indoor and outdoor unit. Reset indoor unit and checked low voltage communication wires. Reset outdoor unit and stripped and reattached low voltage communication wires cutting out corroded connections and what appeared to be evidence of rodent chew. Everything came back on normally. Wants to set up for ultimate cooling tune up.

Performed AC cooling tune up service on AC system checking all electrical components, refrigerant balance, cleaning of indoor and outdoor coils, treatment of drainlines.

Removed P-trap from crawlspace. Added vent after J trap at the air handler. Couldn’t rerun the drain in the space between the drop ceiling and the floor joists. However, I poured a half a gallon water down the trap next to the unit and it all drained out. I don’t see any other issues.

Performed AC cooling tune up service checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor coils, treatment of drains and condensate pumps. Filter still in good shape should last until fall. Everything looks and runs great!

Found system breaker had loose connection on L1 inside panel - tightened connection and cycled system to check operation - everything runs normally again!

Found system defrost board and contactor failed - system under warranty - will return with repair parts 7/30 AM Returned 7/30 and replaced defrost board, sensors, and contactor - cycled system to check operation. Everything looks and runs great!

Performed a full air conditioner installation, replacing a 20-year-old failing unit with a new high-efficiency Trane system. At the same time, completed a new ductless mini-split installation in the recently added sunroom to provide dedicated heating and cooling for that space. Both systems are running perfectly.

Found outdoor unit circuit breaker tripped - pulled disconnect outside - reset breaker - checked capacitors and wiring of outdoor unit - reset outdoor disconnect - cycled system to check operation - everything came on normally - watched system to check amperage and voltages at outdoor unit - everything appears to run normally at this time. Breaker may have tripped due to recent electrical storm.

Floor drain was not working. Added outlet for condensate pump, reworked drains, installed condensate pump and ran vinyle tube with line set . Checked operation. Draining well now.

Performed cooling tune up service on 4 zone minisplit system checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of outdoor coils, treatment of drains, cleaning of filters. Everything looks and runs great! 25° ∆T across all 4 power heads 6.4 total amps across whole system 1.5 amps across all fan motors and 4.9 amps on compressor. No recommended changes at this time.

Found "upstairs" system is mainly ducted for the left bedroom side of the house and there are only 4 total supplies for the upstairs. These ducts are insufficient for the total load of the space and are also located in very inefficient places for cooling the upstairs space. Given the age of the system (2000) my recommendation would be to abandon that system from the upstairs and seal the ducts for the upstairs grills and install Mitsubishi minisplit systems on either side of the upstairs to help with on-demand heating and cooling of the space.

81 lock out error code - low stage high heat lock out - reset and removed lockout - cycled system - rewired capacitor for outdoor fan motor - fan motor is drawing rated load amps exactly - believe if system fails again outdoor fan motor may be the next issue - customer wants us to follow up with an estimate for replacement of heat pump system with Mitsubishi system.

Replaced bad capacitor anf checked operation. Okay now

Found aux float switch on evaporator coil had water. Vacuumed out drain and flushed. There seems to be a double trap under the floor. If this happens again, we will need to look at running a new condensate drain.

Found system drain had backed up and turned outdoor unit off on float - removed clog from drain and flushed drain - cycled system to check operation.

Adjusted ducts in attic and cycled system to check operation. Added 8 oz 410a to adjust refrigerant balance and bring subcooling to 8 and delta t to 18. Everything runs normally at this time Will call to reschedule tune up service.
