Found condensation pump partially unplugged on first floor air handler. Plugged it back in, put a zip tie around the plug cord to a pipe to prevent it from working its way out. Second floor system drain line was backed up due to plumbing trap being plugged with garbage. Cut our condensate drain away from the plumbing trap and vacuumed out the crap that was in there added a drain cleaner to the line to hopefully prevent this from happening and to clean the rest of the scum out Third floor system drain line was plugged before in the same tasks as second floor verified. Everything is draining.

Found system condensate line had split - repaired condensate line and cycled to check operation. Everything runs normally again.

Condensation on the concrete floor in the basement. Put a PVC 90 and riser at the floor drain filled pipe up with water. Found bad glue joint on pvc 90 replaced it. Retested by filling pipe up with water no other leaks

Ultimate Cooling Tune-Up: cleaned coils, brushed and cleaned traps, added pan treatment tablets to pan. tested and checked all controls, wiring connections. tested temperatures, checked filters. checked refrigerant temperature and pressures, tested static duct pressure. tested blower operation, tested cooling operation to ensure working within manufacturer specifications.

Filter for attic unit currently 16x25x4 filtrete is ready to be changed. Removed system filter to prevent coil from freezing. Downstairs 16x20x1 filter also ready for replacement. Replaced Armstrong unit filter - had an extra in attic. Checked all system operations, everything came on and operates normally. Refrigerant balance and all electrical components within manufacturer's specifications. No other recommended changes at this time. Believe system not keeping up at the time due to system filter being ready to be changed and not moving enough air to keep unit from freezing. Replacement of filter should prevent future issues with system.

Water leak caused by algae tablet not dissolving and clogging drain trap - removed clog and flushed drain line to check operation.

Furnish materials and labor for replacement of OEM air vent Replaced vent on boiler. Pulled drain trap, clean sediment out of trap, tested condensation pump and made sure that compensation from boiler was flowing correctly to compensation pump. Turn electric water heater off closed valves to electric water heater. Open valves for storage tank from boiler. Tested boiler and made sure that storage tank filled up with hot water.

Reset boiler and it started heating indirect water tank. Found air vent in the boiler dripping 1/4" tap. Need to order new one and return to make repair.

Replaced all system filters in preparation for June system tune ups.

Replaced 3 system filters on main house. First and second floor were plugged. Third floor was dirty but not plugged. All electronic air cleaners working at this time.

Red screen was maintenance reminder. I reset it I lowered storage tank from 130 to 120. Turned on all thermostats. Checked master bedroom hallway radiator for noise. Just heard regular clicking noise as the metal expands on the radiator. Couldn’t find anything that was unusual with it. Back right bedroom top floor radiator was full of air blood the air out tested flow. Major baseboard was getting hot. Everything’s working. Also double check the master bedroom that one’s getting hot as well.

Started and tested heat pump for besement and living room next to kitchen. Suction line 135 degrees with outdoor temp 40 degrees Compressor 2.5. Fan .5. Capacitor. 21.5 amps. Couldn’t find anything wrong.

Replace the control board on the outdoor unit finish the tuneup make sure everything works properly 11/13. Replace control board started system tested everything on the outdoor unit to make sure everything is working properly. No other issues found today.
